The Construction Project Manager is responsible for the end-to-end delivery of construction projects, ensuring they are completed on time, within budget, and to the required quality and safety standards. The role involves strategic planning, resource allocation, and stakeholder management for projects ranging from commercial buildings to large-scale infrastructure.
Key Responsibilities
1. Project Planning & Execution
Develop master project schedules using Primavera P6/MS Project , including critical path analysis.
Lead kick-off meetings and establish project execution plans (PEPs).
Oversee procurement strategies for materials, plant, and subcontractors.
2. Budget & Cost Control
Manage project budgets (R50M–R2BN+) with monthly cost-to-complete forecasts .
Approve payment certificates and control variation orders .
Implement value engineering to optimize project costs.
3. Team & Contractor Management
Supervise multidisciplinary teams (engineers, QSs, site supervisors).
Enforce contractual obligations under NEC3/FIDIC/JBCC agreements.
Conduct performance reviews of subcontractors and suppliers.
4. Quality & Safety Compliance
Ensure adherence to OHS Act, Construction Regulations, and ISO 9001 .
Chair weekly safety meetings and enforce SHEQ policies .
Manage snag lists and quality assurance inspections .
5. Stakeholder Communication
Present progress reports to clients, investors, and government bodies (e.g., CIDB, municipalities).
Resolve community/labour disputes affecting project timelines.
Liaise with technical consultants (architects, engineers).
Required Qualifications
BTech/BEng in Civil Engineering, Construction Management, or related field .
Professional Registration:
SACPCMP PrCM (mandatory for public sector projects) .
ECSA PrEng/PrTechEng (advantageous) .
Certifications:
PMP/PRINCE2 (Project Management) .
SAMTRAC/NEBOSH (Safety Management) .
Essential Skills & Competencies
Technical Skills
Construction Methodologies:
Reinforced concrete works, steel erection, piling.
Temporary works design coordination.
Software Proficiency:
BIM Coordination: Navisworks, Revizto.
Cost Control: Candy, CCS BuildSmart.
Regulatory Knowledge:
CIDB grading requirements (6CE-9CE).
NHBRC standards (for residential projects).
Leadership Skills
Decision-making under pressure (e.g., weather delays, supply chain disruptions).
Conflict resolution for subcontractor disputes.
Risk management (FIDIC Clause 17–19 compliance).
Experience Requirements
8–10 years in construction management , including:
High-rise buildings (>20 storeys).
Civil infrastructure (bridges, roads, dams).
Mining/energy (processing plants, solar farms).
Proven Track Record:
Delivered projects on time and within budget (>R200M).
Managed EPC/EPCM contracts .
